How it works

Our process

01

Initial consultation

We'll arrange a video or in-person meeting to discuss your investment goals, budget, timeframe, property style and type, and your preferred locations.

We’ll aim to understand the proposed ownership structure and the professional advice you may need.  It is also important we sight your passport and obtain confirmation of your full name and contact details; at this time and we’ll also explain the identification documents required for the process.

Certified identification

Attend an Australian Embassy or Consulate, or another certifier approved by us, to have true copies of your passport and other identification certified.  Send the original certified copies to us.

Onboarding and engagement

Once your documents are received, the engagement fee is payable.  This fee covers the costs involved for us to:

 

  • Develop an investment strategy tailored for your specific requirements.
     

  • Complete the identification and background checks required under Australian law. These include the Anti Money Laundering /Counter Terrorism Financing (AML/CTF) identity, sanctions, politically exposed person, beneficial ownership as well as other required risk checks.  Source-of-funds or source-of-wealth information will also be required. All these checks have a cost and take time to be completed. 
     

  • Commence liaising with other professional services providers required including property lawyers, finance brokers, banks, accountants, tax advisors and immigration lawyers, who all take time to coordinate. 

 

We do not commence property sourcing or introduce properties to you until the AML/CTF review is complete and approved.  It is unlawful for us to commence prior to the background checks being completed.

 

You then sign our buyer agency agreement and Queensland Form 6 agreement. This sets out our agreed services and the commission fees payable if we successfully secure you a property.

Property search and adviser coordination

We begin sourcing suitable properties aligned to your requirements and investment strategy.  With your written authority, we can start to coordinate with your finance broker, bank, Australian property lawyer, accountant or tax adviser, immigration lawyer, property manager and any other professional consultants required.

 

Note: All professional service providers are now required to undertake their own AML/CTF background and identity checks. Please expect you will be required to present the same information on several occasions. This is part of the process now for all buyers including both Australians and foreigners.   

We shortlist suitable properties, arrange inspections (where possible), undertake preliminary due diligence, and prepare to negotiate. Your Australian property lawyer should review the proposed contract, property eligibility and foreign investment requirements before you sign an offer or contract.

It is highly recommended you travel to Australia before making an offer or early during the conditional contract period so you can satisfy yourself of the location of the property you are purchasing and ensure the process runs as smoothy as possible. Being in Australia enables you to open a bank account, meet with all your professional service providers and complete any in-person identity checks still required.  All arrangements with your professional services providers should be confirmed before an offer is made.

 

Most foreign investors are buying off-plan, so they cannot physically inspect the property prior to settlement. Some developers have display units available to inspect.

Shortlist, due diligence and offer

During the conditional contract period, your advisers progress finance, foreign investment review board (FIRB) approval and legal due diligence. Your solicitor reviews the contract of sale and makes any required amendments.

All contract conditions requiring performance then need to be managed. For example, due diligence investigations, finance conditions, building inspections, or any other conditions agreed during the contract negotiations. 

 

We coordinate with all parties to ensure these elements of the contract are completed in line with the dates set out in the contract. If everything is in order and to the satisfaction of the buyer the contract can then become unconditional (binding).

Contract, approvals and finance

Your solicitor manages settlement and ensures the registration of titles while we liaise with all parties including your professional services team. We’ll assist them all the way through to settlement.
